- Identify my sellers needs and wants in an order of priority.
- Review current market conditions, analyse relevant historical data and determine the pricing strategy for the best price and quickest sale.
- Develop punch list of needs or staging strategies to enhance the appeal of the property. This process is done with the principle of incremental return vs. incremental expense.
- Present a marketing plan and possible timetable.
- Review and evaluate all offers with my sellers.
- Negotiate and advise on all counter and final offers.
- Prepare and coordinate any post inspection work lists and advise on repairs and vendors.
- Review and follow up on documentation with transaction coordinator, closing attorney and listing agent.
- Review and clarify closing documentation and resolve any last minute issues.

- Identify the buyers needs and wants in order of priority and create the vision of the buyers ideal home.
- Refer vetted mortgage professionals with proven histories of extremely knowledgeable and complete mortgage services, to get you through the pre-approval stage and into a customized mortgage financing plan.
- Provide neighborhood searches profiles, lists of schools and neighborhood information.
- Organize an MLS portal, with access to real time listings, with ongoing updates as well as coordinate neighborhood tours and home showings.
- Prepare all offers, advise on terms/conditions and prepare all relevant documentation.
- Present, negotiate, advise and prepare responses to all original offers, counter offers and final offers.
- Schedule all inspections, prepare repair addendum and all follow up through final ratification.
- Manage and track closing documentation with lender, closing attorney and transaction coordinator.
- Review and clarify closing documents with buyer, resolve last minute issues.
- Deliver house keys to the new owners and assist with any post-closing issues.
